Hi. I'm Sean O'Connor with your monthly market update. Well the good news is spring has sprung, the birds are singing, and there's certainly a lot more activity in the market place. However, we are finding that the banks are taking a lot longer to approve their loans. Some loans are taking up to a month to gain approval, therefore, it's very important that you do your homework and at least have pre-approval prior to our purchasing a property. Well, we are finding that the cheaper end of the market these are attracting a lot of activity. We recently sold a property at 41 Massey Street, Berkeley. This property was very well presented, it has three bedrooms, had a lot of extras in. This property was very well presented, it has three bedrooms, had a lot of extras in block. This property is owned for five hundred and twenty thousand which was right in the middle of our price range and was a great result for all involved. Well, we have another property, a duplex coming to market this Saturday, it's at 96 Brokers Road, Balgownie. This is a prestige location and the property consists of two by two bedroom town houses and is positioned on a large corner block. It's across the road from schools and just around the corner from shopping and cafes. We expect that this property will attract a large amount of interest and we've set a price guide of 1 to 1.1 million and we expect as I said a lot of interest in this price guide.
